Owner pre-approved limit
  • Watch for owner pre-approved repair limit
  • If the repair required is outside the owner preapproved limit, instantly call, text or email the property manager and or owner for approval
  • After getting approval communicate and confirm with contractor
  • If approval not given; communicate with property manager regarding next steps and instructions
Multiple contractor quotes
  • Receive multiple quotes from your approved contractors
  • Where contractor did not answer and or did not provide quote, chase and or instruct alternative contractor
  • When all quotes received, format, package and email quotes to property manager
  • Liaise with property manager to select the right contractor
  • Instruct selected contractor to take care of the repair
  • Contact tenant, confirm start time and date
  • Day of repair: reconfirm with tenant and contractor that they have remembered and that the repair will be performed
  • Liaise with contractor whilst on site regarding questions or issues

Post contractor engagement

  • Proactively contact contractor and tenant 1 day after repair
  • Secure contractor and tenant verbal feedback or email feedback regarding outcome
  • Document the feedback regarding completed repair
  • Receive pictures if necessary
  • Populate 'repairs excellence report' with feedback and pictures on behalf of property manager
  • Complete 'repairs excellence' report within 24 hours of repair
  • Email completed 'repairs excellence report' to property manager and or property owner as instructed
  • Where work requires redo and or addition, re-engage with contractor and get the repairs completed
